Anyone trying to buy, rent or sell a property, Commercial EPC is mandatory and there is no exception to that. Only in some special cases one might get exempted from this certification. In case of sub division, you would need an assessment done from an expert who can inform you as to whether you need single or multiple EPC’s. EPC required when tenancy changes:

For residents of Surrey, EPC is to be provided to the new buyer or tenants. It is mandatory to submit this document when the property is being inspected. The certificate is to be provided to the new tenants before the contract is being signed.

Validity of EPC:

The validity is extended to almost a decade, only when the new EPC has been issues the validity changes.

Exceptions from EPC:

Religious places are given exemption from this certification. Building made for temporary use which is not going to last for more than two years. Structure that is stand along and wouldn’t be as dwellings. Agricultural buildings, workshops and industrial site that are expected to consume less power are given an exemption. Commercial EPC exemption is given to buildings that are to be demolished in near future.

Don’t have the EPC?

There is a heavy penalty that you might be charged with if you fail to provide this certification to the potential buyers. Generally it is 12.5% of the rentable value with minimum of £500 to a maximum of £5000 fine that one might incur. You will still be asked to get the certification.
